After learning more about the possible causes. I decided to try two easy fixes. I changed the Piston & Nut assembly first because that was the easiest to do. the old one was useless with the rubber diaphragm hard and reduced in size by 75%. The change was easy with only needing to take and clean the threads on the washer side.
