The blower wheel center was worn down and spinning freely on shaft. Removing front covers, controls and brackets gave access to blower, which front half came off removing screws. (One screw underneath bracket) Pushed new blower on. (It's keyed and has small tabs that line up with groove on shaft). Installed clamp, reassembled and tested. Replacing the inlet valve solved the problem. The old valve was somehow clogged with white sediment. I probably could have taken it off and cleaned it out if I'd known, but replacing the valve was much easier. Took about half an hour to repair. Video walk through was extremely helpful. I lined up the top of the handle (hooked 90 degrees over the door) and then swung the handle down to meet the corresponding lower screw. My tenant thought that the oven safety valve was bad, but after some research, I found that the transfer of heat from the igniter had to be sufficient enough to cause the valve to open.Your agent confirmed this and reassured me that even if the igniter was glowing, there was a 99% chance that it wasn't getting hot enough. Once I purchased the correct motor it literally took less that 10 minutes from start to finish to replace the motor. After unplugging the refrigerator, I unscrewed two machine screws to remove the cover and unscrewed two machine screws to remove the motor.
