Hello Roberto, You should unplug the unit and look for burned spots on the receptacle prongs. These are the indication of a loose wall outlet. Then check the contention of the cord to the terminal block in the back of the unit. The F-31 fault code is a "L2 Line Voltage Error" per the tech sheet. As per the tech sheet: F:31 flashes if a low voltage condition (less than 30 V) has been detected. This fault code appears ONLY when in the Diagnostic Test Mode. Check to see if a household fuse has blown or a circuit breaker has tripped. Confirm the power cord is properly installed and plugged into the power outlet. Check the relay connections on the electronic control. The F-23 fault code is indicating the outlet let thermistor is shorted. See test 4a page 7 of the tech sheet. It should read from 11.5K ohms to 13.5K ohms if the outlet thermistor is a good part.
