The Lip Seal Kit is an OEM replacement part for Whirlpool washing machines. It contains new seals that surround the tub opening and help prevent water leaks. This lip seal kit includes the revised lip seal, grease, O-ring, seal tool, washer kit, and instructions. The rear bearings are sold separately. Their part numbers are WP22003441 and WP22002934.

Symptoms of failed lip seals include:

  • Water leaks from around the washer opening or tub area  
  • Puddles or standing water underneath after a cycle
  • Visible cracks or splits in existing seals

Causes may involve standard wear from machine operation, rubbing against the tub surface. Mineral buildup can also shorten seal lifespan if not periodically cleaned.

This OEM Whirlpool part fits models by Maytag, KitchenAid, Jenn-Air, Amana, Magic Chef, Admiral, Norge, Roper, and select Kenmore washing machines.

For Whirlpool Lip Seal Kit (Part Number: OEM12027273)

Dan for Model Number MAH5500BWW

I'm installing the bearing on the inner tub shaft. The repair video at 8:32 shows that the bearing has a reddish grease on it. My bearing doesn't have the grease on it. Do I need to put some grease on it to lube the interface between the seal and bearing. If so, what type of grease should I use? I assume that the grease is sealing and lubricating the joint/interface so that water/fluid from the drum doesn't leak into the outer tub bearings and inner tub shaft area behind the seal. I would think that the bearing will be spinning inside the lip of the lip seal and that the grease would be needed to seal the joint and lubricate the lip seal.

Dan, There is no red lubrication that would need to go on the part but you would want to put the molykote lubricant WP22002123 on the shaft.

Khoa, You will want to make sure that the bolt for the motor is tightened all the way down and make sure that you put the belt on the motor pulley first and make sure that it is in the grooves. Then put the belt around the tub pulley and holding it in position as you turn the pulley to put it on.

Barbara, You will want to double check all components to make sure that they are in properly. Make sure that the nut holding the pulley on is tight. Double check to make sure there is nothing on the inside of the tub.

Terry, The piece that you are referring to that he pulled off the shaft at around the 6:15 time of the video is the metal piece on the seal.

Hello Eugen, This is most likely a bad spin bearing that has caused the outer tub seal to leak. You will need to replace the outer tub assembly 22004465 which includes the spin bearing and the outer tub seal. If the spinner support assembly W10181639 looks rough where it seats inside the bearing it will need to be replaced also. The grease WP22002123 for the spinner assembly will need to be ordered also.

Jim For Model # Mah5500bww for Model Number MAH5500BWW

In a previous question/answer, you responded to T.S. for Model Number MAH5500BWW about smoke coming from the drum. I have not replaced the lip seal kit yet. In your response to T.S. you mentioned installing the plastic spacer that came with the kit. However, when I look at the lip seal kit, AP4009088, I don't see a plastic spacer as part of the kit. Is it there and just not shown? Is there something else that could be causing the smoke? I replaced the main drive belt and it is fine. This is not the problem. Also, there is no noise when the washer is spinning and the bearings seem to be okay. Any help would be greatly appreciated. Thank You.

Jim, The second picture on our website for part number 12002022 will show the white plastic clip. This lip seal kit should resolve the issue that you are having with your unit.

Michael for Model Number MAH6500AWW

I replaced the bearings and seal and verified all my installation was correct dimensionally. The seal was the revised version that came in the kit that I bought for a previous repair on a MAH4000AWW. That washer had the old style seal and the kit came with both styles. I used the old style on the MAH4000 and used the new(revised) style on the MAH6500 washer. The problem I had is this. If I left the seal out the drum seated properly into the bearings and pulley attached properly. But if I installed the seal the drum would not seat properly. I assembled it using the torque specs required and ran a spin cycle thinking maybe the seal would seat. It did not and during the spin cycle the seal started smoking. Was it a faulty seal or what? I compared it to the old one I removed and it looks correct. I thought it was possible the front bearing was not seated properly but it is fine. Please advise>>>

Michael, Based on the information it sounds like the seal was not put in properly or the wrong one was put in. The kit comes with 2 seals and you will want to make sure that you are using the correct seal. Make sure that you put it together exactly how the instructions state or it may not go in properly and cause the issue you are having.
